PURCHASE COSTS & TAXES

With any purchase you will incur purchase costs detailed below:

Transfer Tax:  Applicable to resale property

8%: €0 - €400.000
9%: €400.001 - €700.000
10%: €700.000 +

Stamp Duty:  Applicable for new property

10% + 1.5% IVA

Plot Taxes:

16% for resale plots
21% for new plots

Company Taxes:

Transfer Tax: 2% applicable for a 5 year ownership period.
After this period you will have to pay the remaining unpaid taxes. If you resell the property within the 5 year period of tax relief then no more taxes are paid.

Legal Fees:

1% fixed across the Costa Del Sol. Most law firms have a minimum fee of €1.500.

Land Registry & Notary: 1.5%

Utility Connection & Limited Power of Attorney: 0.5%

With a limited power of attorney, your lawyer can open and set up your Spanish bank account and NIE. They can sign the title deeds upon completion on your behalf which means that you do not have to be present. After completion, they can then set up and connect the utilities, water & electric.

Mortgage Set Up Fees: 2%

REACH AGREEMENT

Once terms are mutually satisfactory, we'll finalize the details and come to an agreement on the purchase price. Our commitment to transparent communication and thorough negotiation ensures a smooth and efficient process, allowing you to move forward with confidence.

SECURE YOUR PROPERTY

To secure the property, a reservation deposit is required. While non-refundable in case of a change of heart, it is refundable pending legal searches. Deposit amounts vary, starting from €6,000. Rest assured, we'll guide you through this process with clarity and transparency, ensuring you understand all aspects of the transaction.

SIGN THE CONTRACT

Simultaneously with the reservation deposit, we'll sign the legally binding reservation document. This ensures commitment from both buyer and seller, officially taking the property off the market. With our meticulous attention to detail and legal expertise, you can trust that every aspect of the contract is carefully reviewed and executed.

ENGAGE LEGAL REPRESENTATION

If you haven't already, it's time to enlist legal assistance. We can recommend reputable lawyers from our panel for your selection. Our collaborative approach ensures seamless coordination between our team and your legal representation, streamlining the process and minimizing any potential hurdles.

CONDUCT DUE DILIGENCE

Your chosen lawyer will meticulously review all legal documents and paperwork associated with the property, a process typically spanning two weeks. We understand the importance of thorough due diligence in protecting your interests, and we'll support you every step of the way to ensure a comprehensive assessment of the property's legal status.

ARRANGE BANKING & TAXATION

Obtaining a Spanish bank account and fiscal number (NIE) is imperative for property acquisition. We'll facilitate the setup of both in collaboration with your legal representation. Our proactive approach ensures that all necessary arrangements are made efficiently, allowing you to focus on the excitement of your upcoming purchase.

EXECUTE THE PRIVATE PURCHASE CONTRACT (PPC)

Following a thorough review and approval of the legal report, you'll sign the private purchase contract. This comprehensive agreement requires a 10% down payment of the agreed sales price. Our experienced team will guide you through the contract signing process with clarity and professionalism, ensuring that all terms are clearly understood and agreed upon.

FINALIZE THE TRANSACTION

Completion typically occurs 2-4 weeks later at the notary office, where you'll sign the title deeds. We can accommodate various completion timelines to suit your needs, ensuring a seamless handover of keys upon signing.
